Net 30 after a credit review

Standard Net 30 once a credit application clears. Or just pay at the counter — cash, check, ACH, or card — on pickup or delivery. Either path gets the same pricing on the order in front of you.

The first four are how we run every job. The last two are the trade account — worth setting up if you’re running repeat business.

Most of what separates a real building supply from a counter is the work that never shows up on an invoice. A rep, a takeoff team, and a submittal process running in the background — standard on every project we quote, whether you’re paying cash at pickup or running it through a trade account.

Send the architectural set or framing plans — we'll pull a clean takeoff on doors, millwork, hardware, sheet goods, and stair parts. Quantities, sizes, and brand SKUs in a spreadsheet your estimator can drop straight into the bid. No charge on any project we’re actively quoting — no trade account required.

Submittal packages
For your architect
Cut sheets, finish samples, CAD blocks, and product data for every line we’re supplying — assembled into a submittal binder for the architect’s review. Project-paced turnaround — small specs come back fast; full-package submittals run a few business days.

Value engineering & alternate specs
When the bid’s tight
If a bid’s coming in over budget, we’ll re-spec the categories where it makes sense — swap MDF interior doors for paint-grade primed pine, drop a brass hardware line a half-tier, find an in-stock cabinet door that hits the same look. The architect signs off, you stay on margin.

Spec books for production builders
Locked catalogs
For builders running the same plan across multiple lots, we’ll build a locked spec book — standard interior package, exterior door package, hardware schedule. Same line items, same SKUs, same prices for the run of the project. Your super orders by package number; we ship the package.

Compliance documents
COIs, W-9s, lien waivers
Certificate of insurance with your project listed as additional insured, current W-9, and conditional and unconditional lien waivers as part of progress billing — all on request, handled by our office. Standard supplier paperwork; nothing exotic.

Every column above is standard for any builder we work with — cash or trade. A trade account adds contract pricing and Net 30 on top.

Most builders don’t need this step. Call us, walk into the yard, or send specs and we’ll quote — pay cash, check, or card at pickup or delivery and you get the same rep, takeoff, delivery, and shop work as anyone else. The path below is only for builders who want contract pricing locked in across categories and Net 30 terms on repeat business — about a week from form to first delivery.

Common questions

The questions builders ask before they call.

If you’re sizing us up — whether you’re a one-job remodeler paying cash or a developer thinking about a trade account — you’re probably wondering some version of these. Short answers below; rep can take any of them deeper on a call.

Do you serve remodelers, or just new construction?
Both. About a third of our builder customers are remodel-focused — specialty hardware, replacement doors, custom millwork. No minimum project size, no trade account required.
Owner-builders?
Yes. Pay cash at the counter the same as any other customer. If the project is large enough to want contract pricing, we’ll run credit and a plans review — same trade pricing as a GC if it makes sense.
Multifamily or commercial?
Multifamily across the size range — from small infill projects to phased multi-unit developments. Light commercial like tenant improvements and mixed-use ground-floor work, yes. Heavy commercial and institutional are out of scope.
What’s the smallest job you’ll quote?
There’s no floor — we quote single-door replacements, hardware-only orders, and one-room remodels every week. Will-call pickup at the Woodinville yard works for the small stuff.
Do you ship outside Puget Sound?
Our own-truck delivery covers a 100+ city service map across Western Washington. For Eastern Washington and Oregon jobs, we’ll arrange common-carrier freight — rate quoted with the order.
Do I need a trade account to buy?
No. Pay cash, check, ACH, or card at the counter, will-call, or on delivery — same rep, same takeoff, same trucks, same shop work as any account customer. The only things a trade account adds are contract pricing locked in across categories and Net 30 billing terms. Useful for builders running repeat business; not worth the paperwork for a one-off.
What does it cost to set up a trade account?
Nothing. A five-minute application, a credit pull, four references — cleared accounts get Net 30 terms and a category-level price book. If credit doesn’t clear, you can still buy on the same pricing day-to-day — just pay at pickup or delivery instead of Net 30.
Can deliveries be staged to our build schedule?
Yes. We run our own delivery trucks, so a large order doesn’t have to land all at once — it can ship in phases that match your site’s progress. Tell the rep your build sequence and the drops get scheduled around it, including phased multifamily.
